StoneGate Heinz Ranch

CR25-018: Proposed Reno Master Plan Amendment and Project of Regional Significance (PRS). The site is approximately 1,767 acres and is located north of U.S. Highway 395 and west of White Lake Parkway and partially south of White Lake and U.S. Highway 395 in Cold Springs. 

Master Plan Amendment – A request has been made for an amendment to the City of Reno Master Plan amendment on a ±1,767 acre site from ±41 acres of Industrial (I), ±188 acres of Suburban Mixed-Use (SMU), ±475 acres of Mixed Neighborhood (MX), ±172 acres of Single-Family Neighborhood (SF), ±39 acres of Multi-Family Neighborhood (MF), ±337 acres of Large-Lot Neighborhood (LL), ±485 acres of Parks, Greenways, and Open Space (PGOS), and ±30 acres of No Land Use (NOLU) to ±923.3 acres of Industrial (I), ±54.6 acres of Suburban Mixed Use (SMU), ±385.7 acres of Single Family Neighborhood (SF), and ±403.7 acres of Parks, Greenways, and Open Space (PGOS).

Project of Regional Significance – The proposal is also considered a Project of Regional Significance (PRS) for increasing the impact of the overall project (a PRS previously found in conformance with the Regional Plan) by ten percent or more regarding employment.
